What Glenn Actually Checks
An inspection isn't a walk around with a torch. Glenn opens the board, tests the circuits and works through the installation the same way every time. He checks the switchboard's age and condition, the state of the wiring and its insulation, whether the earthing is doing its job, whether the safety switches trip when they should, and whether the smoke alarms meet current Queensland rules. Then you get a written report with photos. Findings get sorted into what's dangerous now, what's a compliance problem, and what's just maintenance. Anything that needs fixing gets quoted separately so you can decide.
What a Compliance Certificate Is For
An Electrical Safety Certificate, the Form 22 Certificate of Compliance, is the document that says the work done on your place meets AS/NZS 3000:2018 and the Queensland Electrical Safety Act 2002. It records what was done, what was tested and what the results were. Queensland law requires one for prescribed electrical work. That means new circuits, switchboard work, repairs that affect safety, and most things beyond changing a light globe. It's the paperwork conveyancers, insurers and building certifiers ask for. Glenn issues one for every job he completes, and he keeps the records, so if you need a copy years later for a sale or a claim he can pull it up.

What Turns Up Most Often
Old switchboards. Ceramic fuse boards or early breaker boards with no RCD protection, no spare capacity and parts you can't buy any more. Perished wiring. Rubber and cloth insulation in houses built before the 1980s goes brittle and falls away from the conductor. That's a fire risk. No safety switches. Plenty of older Toowoomba homes still have none, which means nothing cuts the power if a fault goes through a person. Poor earthing. An earth that's corroded or undersized won't clear a fault the way it's supposed to. Overloaded circuits. Too much on one circuit, which shows up as nuisance tripping and cable running warm.
